Access to Llancaiach Fawr for Paranormal Investigation Groups

Llancaiach Fawr Manor has a long history of paranormal activity and features in the list of the 10 most haunted buildings in the UK. It is a semi-fortified manor house originally built in 1530 and is now a Grade 1 Listed Building. By day the Manor is open to the public and inhabited by costumed interpreters depicting life in 1645, by night, previous inhabitants have often made their presence known… and the details have been recorded.

If you wish to conduct your own investigation, using your own equipment, the following facilities are available for up to 20 people (including investigators) at a cost of £75 per person on Friday afternoons/evenings between April and the end of September from 3pm -11pm.

  • Use of the Education Centre for lectures, workshops and discussions.
  • A two course hot fork buffet meal, with a glass of wine, in the Visitor Centre, before the investigation. This building has also been the location of unexplained phenomena.
  • A guided tour of the Manor by 2 members of staff highlighting the nature and areas of previous activity, after the Manor has closed to the public.
  • Access to the Manor to carry out scientific investigations between 7pm-11pm NB Our insurance policy requires at least two members of Llancaiach staff to be present in the Manor with the group during the investigation.
  • Dedicated parking spaces and tea and coffee on arrival

Suggested timetable

3pm - Arrive at the Education Centre, refreshments and welcome by a senior member of staff

3.15pm - lectures and workshops run by the investigating group

5pm - Tour of the Manor by a member of Llancaiach Fawr Manor staff: highlighting the nature and areas of activity and recorded experiences. Equipment can be set up at this point.

6pm - Pre investigation meal served in the Visitor Centre

7pm / 11pm - Access to the Manor for investigation (member of LFM staff to be present)

Terms and Conditions

for visiting paranormal investigation groups

The following guidelines must be adhered to during your group’s time within the Manor house, the grounds and the visitor centre.

  • You must hold full public liability insurance with a minimum value of £5 million. Llancaiach Fawr Manor is a grade 1 listed building. Any damage caused to the building or the contents therein will be the responsibility of your group. Consequently, the consumption of food, drinks and chewing gum is prohibited.
  • You are required to draw up a full risk assessment for your visit and to submit a copy to Llancaiach Fawr in advance of your time in the Manor. Failure to do so will result in your booking being cancelled.
  • You must ensure that all members of your party are wearing flat, sensible footwear, as the floors are uneven, and that all members of your party carry a torch.
  • If any member of your party is suspected of being under the influence of alcohol or drugs before or during your visit, the whole group will be asked to leave the premises and will not be permitted to re-enter the site. No money will be refunded under these circumstances.
  • The use of ouija boards is not permitted in the Manor. Removal of spirits or assisting them to pass over is forbidden. Ghost baiting is seriously frowned upon. Llancaiach Fawr Manor is a pleasant and happy building - please do not attempt to alter the atmosphere.
  • During your time in the Manor you will be informed of areas that are strictly off limits. This is for Health and Safety reasons and must be strictly adhered to.
  • Smoking is not permitted in the Manor or the grounds. The car park is the only allocated smoking area.
