The purpose of the planning system is to regulate the development and use of land in the public interest. This is achieved by requiring that all proposed development (with a few exceptions) must have planning permission before any work commences. Applications for planning permission are only refused if the proposed development would cause harm to the public interest.
Most major works proposed by householders will need planning permission but some minor works will also need planning permission. The legislation is quite complex and it is not always a simple matter to decide whether you do, in fact, need formal planning permission. You are strongly advised to contact us before you start any kind or work.
A useful information resource on whether or not you need permission is available from the Planning Portal.
