Criteria for scoring applications

Applications will be assessed against the following criteria:

Business status:

  • Expanding business with job growth (Score 5)
  • Start up Business (Score 4)
  • Existing inward investing Business (Score 3)
  • Existing Business moving to consolidate (Score 2)
  • Business downsizing (Score 1)

Jobs to be accommodated:

  • 20+ employees (Score 5)
  • 6 – 20 employees (Score 4)
  • 3 – 5 employees (Score 3)
  • 2 employees (Score 2)
  • 1 (owner operator) (Score 1)

Growth potential – jobs to be created:

  • 20+ new jobs (Score 5)
  • 6 – 20 employees (Score 4)
  • 3 – 5 employees (Score 3)
  • 1 – 2 employees (Score 2)
  • No growth forecast (Score 1)

Links to local economy:

  • Works mutually with another local employer (Score 5)
  • Compliments many local employers on an ad hoc basis (Score 4)
  • Works mutually with local trades (Score 3)
  • Works for local residents / retail (Score 2)
  • No links to local economy (Score 1)

You should also note that a final decision may depend on:

  • the anticipated noise levels generated by your business
  • your normal hours of operation
  • the number of vehicle movements
  • the management of emissions and waste
  • any adjustments or changes to the unit that you may require

Whilst none of the above would necessarily prevent you from securing a tenancy, you may need to seek advice from other council teams before proceeding.

Please note that the Council will not consider any significant amendment to this document unless there are exceptional circumstances. You should note that there will be a charge of £250 for the document to be drawn up.
